Our Story

Hem + Spire is a real estate investment and management company that specializes in reinvigorating historical and landmarked commercial properties.

We’re based out of New York City, but our heart is in Durham, where we’re building a strong portfolio of revitalized properties. We have big plans for development projects across the globe, but for now, our focus is on leveraging the Bull City’s past to build its future. We’re passionate about sustainable real estate, community engagement, and investing in businesses that will keep the city strong and exciting for years to come.

In three short years, we’ve acquired four fantastic investment properties—and we don’t plan to stop there.

What Makes Us Different

We recognize that to invest in a building is to invest in its community—and that to invest in a community is to invest in ourselves. Helping a community thrive is not only the right thing to do—it’s also smart business. And we never pass up a good opportunity when we see one.

Our short-term investments are made with an eye towards the long-term. Our properties are skillfully restored and beautifully appointed, designed to attract the best and the brightest of Durham’s up and coming businesses. We are actively forging partnerships with leaders across the community, and diving into opportunities to give back.

Our History

Founded in 2015 by Duke graduate Maxwell S. Joseph, Hem + Spire was born out of a belief in Durham’s fundamental strengths, and a desire to invest in its promising future. We believe in the transformative power of real estate—for businesses, for neighborhoods, for people. We invest in existing properties that offer huge benefits at little risk, enabling us to maximize every dollar.

In just a few short years, Hem + Spire has invested in four historic commercial properties in downtown Durham, with plans to restore and develop more throughout the region.
