Bob Mills

VP of Asset Management & Development

Bob’s philosophy is simple: Nothing worth doing is easy. And he brings that hardworking, intentional excellence to everything he does at HEM+SPIRE. In his role, Bob helps maximize performance of the company’s portfolio and oversees the development process. Prior to joining HEM+SPIRE, Bob was Senior Director of Investments and Development for Madison Marquette, where he helped lead the financial feasibility and capitalization for projects such as District Wharf (3.5M SF, $2.5B mixed-use development in Washington, DC), One Light Street (28-story mixed-use office/apartment tower in Baltimore, MD), and the Armed Forces Retirement Home (80-acre master-planned community in Washington, DC). Prior to Madison, Bob managed a small real estate private equity portfolio in the DC area and worked in brokerage of debt, equity, and structured finance at two highly respected national brokerage firms, Cassidy Turley (now Cushman & Wakefield) and Walker & Dunlop. Over his career, Bob has participated in approximately $8B in development, acquisitions, and dispositions across more than 75 projects and transactions. This track record of success includes nearly 10,000 residential and hotel units, as well as 8M square feet of commercial space across all major asset types.

Dave Anderson

VP of Acquisitions

Dave believes that learning isn’t linear—it’s iterative. His personal and professional success is driven by having an openness to fail but an even bigger openness to learn from such failures.

At HEM+SPIRE, Dave scours the Southeast and Mid-Atlantic for office and mixed-use adaptive reuse projects that would benefit from our firm’s creative touch. Dave has worked at multiple PropTech firms in executive leadership and advisory roles, including Archer.re (an AI-driven platform for optimizing the deal-sourcing process) and Cadre (a leading real estate crowdfunding platform). Previously, Dave oversaw North and South American strategy and research for the Abu Dhabi Investment Authority’s real estate division; worked as an equity researcher with Green Street Advisors; underwrote retail acquisitions at Acadia Realty Trust; and advised municipalities and developers on economic development strategy as a consultant. Dave received his MBA from The Wharton School—UPENN in Real Estate and his A.B. in Economics from Harvard University. Dave is also a CFA Charterholder.
